Veterans can use a VA Home Improvement Loan to improve an existing home. Many veterans are unaware of this awesome opportunity. These type of loans are guaranteed by the Federal Government to lenders who offer home upgrade financing. This gives veterans a chance to upgrade their current home.

This is really not a loan but a loan guaranty process. Why is that? Since the VA is really not a lender or a bank, they do not do the loans. But they do guaranty full repayment of the loan. The cool thing about this is it reduces the risk. Thus the lending institution can offer more reasonable rates.

Consider the advantages of a VA home improvement loan:

A cash down payment is not required
No pre-payment penalties
Veterans are sure to get better mortgage rates
Easier qualification requirement than trying to do this with a conventional loan
Increase the energy-efficiency of the home

Here is a list of those energy-efficient home upgrades that can be covered by a VA Home Improvement Loan:

Upgrading your heating and cooling systems to higher energy-efficient systems
Improving the insulation or updating the caulking
Improved storm windows and doors
Energy-efficient thermostats

There are some restrictions though. If you have to borrow more than ,000, you will have to prove that the improvements will reduce you utility bills. You are permitted to borrow up to ,000 without an appraisal of your home value. If you only need ,000 or less, you only have to provide the lender with the receipts of your improvements.

You can also use a VA Home Improvement Loan for other improvements such as new windows, new doors, and a new roof are all things that can be paid for with a VA loan. Other updates you can use this type of loan for is updating plumbing and related fixtures, perhaps you want to add a garage, or other remodeling projects (like bathroom or kitchen remodeling). But you cannot borrow more than 90% of the home’s available equity. So you need to be aware of how much equity you have available in your home.

One advantage with this type of the VA loans is you can finance the upgrades for up to 15 years. You also can qualify for more than one home improvement loan. That makes it worth investigating!

Remember, every loan requires good credit. Make sure your credit is in good shape before you try to qualify for this home improvement loan. You will also need to find a lender who specializes in VA loans.

The good news is all of these type of repairs increases the equity in your home. That is like putting money in your pocket! Think about it, the Veterans Administration wants you to have a nice updated home. Do not put off the necessary repairs or upgrades! You can make those essential changes. So if you are a qualified veteran, be sure to take advantage of a VA Home Improvement Loan for your home changes.

You could save some money on your home improvement projects by perfoming them yourself, but if you’re in a hurry to sell your home then you may want to consider hiring a professional.


There are several ways you can borrow the money needed for quick home improvements, but some methods of financing a big home improvement project are much easier than others. Here are some of the more common ways of paying for large home upgrades in order from easiest to most difficult to attain.


The easiest way to actually pay for a large home improvement project is to have the money on hand already. Not a lot of people have thousands of dollars hanging around but many people do have items they can sell to raise some money. You could sell old tools, a boat, a car or simply go through your basement and sell items online all to raise the money you need to pay for a home improvement project. Depending upon what you have to sell this could either be the easiest or most difficult way to finance a home improvement project.


Home improvement store credit cards are another way to pay for smaller home improvement projects, usually totally ten thousand dollars or less. Getting a credit card from a hardware store is usually not very difficult even if you have questionable credit. The problem with cards like this is that they can sometimes have high interest rates and high fees if you aren’t careful. To get a home improvement store credit card you usually just have to fill out a single form from the store.


You can also use the equity in your home to get a home improvement loan. You could take out a home equity line of credit, a home equity loan or even a second mortgage based on your needs. These types of financing are more difficult than a credit card to obtain and they’re dependent upon you having enough equity in your home to qualify for them. Most of these types of loans carry an initial fee of a couple hundred to several thousand dollars and there are usually closing costs and inspections to go through as well.


The most difficult type of loan to get for a home improvement project is probably a loan directly from a bank without putting anything up for collateral. To get a loan like this you’ll probably want to present the bank with detailed improvement plans, quotes from one or several contractors and proof of steady income. Different banks offer different types of home improvement loans and some may be more willing to work with you than others.


Generally, it is easier to pay for home improvement projects by selling things or having the cash on hand than it is to apply for any sort of home improvement loan. Home improvement credit cards are easy to obtain and good for small projects, home equity loans are good for larger projects if you have the equity in your home and straight bank loans are usually the most difficult loans to obtain for home improvement purposes.

Credit cards make it easier for the cardholder to obtain loans for a home or a car. The cardholder must deeply understand the way the credit card works. The credit card balance will also include added interest that has to be paid. It can be an important factor when the cardholder rents an apartment. The only condition in obtaining a good credit card rating is ensuring that all bills are paid on time.

A good credit rating will prepare for a happy future too. Choosing a credit card is sometimes a really difficult decision. The credit card’s features such as the APR (annual percentage rate), annual fees, repayment requirements are important things to consider. To establish a reasonable credit rating, all the bills must be paid on time. It is also important to not have larger amounts of outstanding credit. The cardholder must ensure that he can afford to repay what he has borrowed. If a positive credit history is not established, credit card building is a must. Many customers are unable to use the credit cards benefits because they don’t know the issuers conditions and carry a balance from month to month.

The cost of creating and maintaining a credit card account depends on the issuer and on the customer’s behavior. Credit card firms are constantly looking for new modalities to make their rates more attractive.
